All though a leaking water heater does not always indicate there is a leak. Our plumbers have noticed pooling around a water heater can also be a form of condensation. Checking your water heater on a daily basis for any corrosion or rust will give you a good idea regarding your water heater’s condition.
Once a water heat has exceeded the age of 10 years its operating efficiency diminishes by 50%. Electric water heaters will normally last 8-10 years, while gas water heaters may only be good for 6-8 years. Tank-type water heaters provide the amount of hot water the tank can hold. Tankless water heaters mean that there is no storage area to keep hot water.
The difference in gas and electric water heaters is Gas water heaters use the burning of natural gas to heat and electric water heaters heat water by using electric elements. Gas water heaters tend to be less energy efficient and electric are cost effective. Gas water heaters have a much faster recovery rate. For example, larger bathtubs that need to be filled, are filled quicker and heat faster with gas than electric.
When there is water found around the water heater it does not mean it is due to a leak. Other appliances located near the water heater can form condensation. Any form of water that is appearing near the water heater wipe dry and try to determine where it is coming from. If you determine that it is leaking you should turn off the water, power or gas supply to your water heater.
From our past experience shower and bathtubs drain slowly because there is an accumulation of soap and hair built-up in your drain. Take a look inside of your drain and see if there is any hair in it, often you can reach in and pull out the blockage either with your fingers or tweezers. If you cannot locate the clog and pull it out try plunging the drain. Prior to plunging make sure there is enough water in the bathtub to cover the bottom of the plunger and put it over the drain. Push down 5-10 times and the pressure to the drain should open up the pipe. Once the plunger is lifted water should drain quickly, if it does not work repeat the same process. Our next suggestion would be to use a snake drain. In a bathtub and shower drain you need to feed the snake down through the over flow plate opening. Began feeding the snake 3 feet into the opening this should break up the clog and eventually make its way through.
